Oh what a topic this is.
I am working with new buyer clients for me. This is not their first home. They are not new to the business.
I of course went over Working with Real Estate agents.
I even asked if they were working with other agents and did they have an agent. I was told no.
I have showed homes to them.
Then I find out that they have been calling around working with other agents.
It was then my duty to give the honest how would you like to be treated if you were the agent and you found out clients were calling more and more people trying to find their new home and not using the agent whom spent their time and gas showing around the area.
I can totally understand that they want the best for their family. They want their new home now. Their old home is not selling fast enough. They want a new home and want someone to help them. This is a ruff place to be.
Well, we still need to teach and be symapthic and help them. But be up front and HONEST with them and they will respect you and you will be their agent.
So remember to teach and be honest with your buyers and they will trust and stay with you.

Honesty.....I give it and I expect it. Unbelievable how often we don't get it.
Susan most of the Realtors around here have their buyers sign a buyers agreement before they get in the car and show them properties. If the buyer objects to it, then you have a pretty good indication that they plan on skipping around from Realtor to Realtor.

I'm sorry to hear your story. I feel your pain.
I had clients today that I've taken out twice. They were supposed to be in town by 10am, called at noon and said they'd be in at 4pm!! What? I've waisted my whole day on them. No Prestonwood golf, no exercise, just wait, wait, wait.
Then, get this - my client asks me how I get reimbursed from Fonville Morisey for my gas! Ha! I actually pay FM to work from home and I'm a contractor mam. She was floored. Some people are so clueless.

I just took a listing and that day one of the Seller's ran my costs and program through another Agent......I called hum on the carpet for it......basically told him if he was not sold on me that maybe he should find another Agent......he stayed put.
Susan, The public today is so "blitzed" by the internet it is no wonder we are challenged to keep them loyal - your points are well taken, Karen
Susan - it's a good idea to discuss this in your initial consultation. If you don't choose to have them sign an Exclusive Buyer Agency agreement, then you should least discuss loyalty and not working with other agents. If they feel they need multiple agents - then graciously decline.
